A subdivision is the act of dividing up land into smaller pieces that are easier to sell, usually via a Plat of Subdivision prepared by a Land Surveyor. In some cases a person may wish to build a house on a piece of land that does not conform to the current building codes. In this case a one-lot subdivision may be able to rezone if necessary and plat the land per the current ordinance in order to make it a buildable parcel.

At the other extreme a parcel of land can be subdivided into as many lots as the current zoning will allow as long as they all conform to the current ordinance. This can be a complicated process and does require the combined efforts of the surveying and engineering departments.
